La oportunidad de adquirir bienes ra\u00edces a precios m\u00e1s bajos son muy atractivos para los inversores.<\/p>\n<p>La principal colaboraci\u00f3n o apoyo para que la situaci\u00f3n inmobiliaria mejorase; <b>es la incorporaci\u00f3n del d\u00f3lar en las transacciones comerciales<\/b>. De esta forma las propiedades conservan su valor y se protegen de la hiperinflaci\u00f3n.<\/p>\n<h2 class=\"western\">La crisis representa una oportunidad<\/h2>\n<p>Como pasa en la mayor\u00eda de pa\u00edses con crisis econ\u00f3micas, <b>el sector inmobiliario baja sus precios por debajo de su valor real<\/b>. Con lo cual con proyecciones a futuro esto representa una buena incorporaci\u00f3n para despu\u00e9s vender o alquilar.<\/p>\n<p>Para muchos la crisis es una oportunidad para comprar inmuebles a bajo costo. Ya sea por la migraci\u00f3n, necesidades econ\u00f3micas o inseguridad. Estos inmuebles se venden desesperadamente sin representar su valor real.<\/p>\n<p>Hoy en d\u00eda hay muchos bienes ra\u00edces en venta. Este exceso de oferta ayuda a la depreciaci\u00f3n de los precios sumado al hecho de tener pocos inversores dispuestos a desembolsar el dinero en su totalidad.<\/p>\n<p>Para 2019 el mercado inmobiliario tuvo un punto de inflexi\u00f3n, despu\u00e9s de 20 a\u00f1os en tendencia a la baja, siendo los m\u00e1s bajos en Am\u00e9rica latina, estos se estabilizaron. Encontramos precios de <b>400 d\u00f3lares<\/b> <b>y en zonas m\u00e1s pudientes 1.000 d\u00f3lares por metro cuadrado<\/b>; estos precios son comunes en Caracas y son una sombra si lo compr\u00e1ramos con los de hace 20 a\u00f1os.<\/p>\n<p>Tambi\u00e9n encontramos apartamentos de segunda mano a precios econ\u00f3micos en las principales ciudades. <b>Podemos encontrar oficinas bien ubicadas con precios m\u00e1s bajos<\/b>. Con la oportunidad de manejar d\u00f3lares ahora es mucho m\u00e1s f\u00e1cil comprar y vender.<\/p>\n<h3 class=\"western\">Zonas de Caracas con mayor inter\u00e9s<\/h3>\n<p>Caracas es una de las principales ciudades de Venezuela con mayor inter\u00e9s en el sector inmobiliario. <b>Lecher\u00eda y Valencia<\/b> <b>son otras que generan gran inter\u00e9s<\/b>. Sin embargo en Caracas hay sectores mejor y m\u00e1s valorados, tales como:<\/p>\n<ul>\n<li><b>Chacao<\/b><\/li>\n<li><b>El Rosal<\/b><\/li>\n<li><b>Palos grandes<\/b><\/li>\n<li><b>Altamira<\/b><\/li>\n<li><b>Prados del este<\/b><\/li>\n<li><b>La trinidad<\/b><\/li>\n<li><b>El cafetal<\/b><\/li>\n<li><b>La castellana<\/b><\/li>\n<li><b>Las Mercedes<\/b><\/li>\n<li><b>Sabana grande<\/b><\/li>\n<\/ul>\n<h2 class=\"western\">Inversiones de alto riesgo<\/h2>\n<p>Si bien la oportunidad de comprar est\u00e1 en uno de los mejores momentos, y aun m\u00e1s con el auge <b>del flujo de operaciones con d\u00f3lares y el aumento del consumo<\/b>. Venezuela sigue siendo un terreno inh\u00f3spito.<\/p>\n<p>Las ganancias pueden ser altas pero todav\u00eda no se sabe en qu\u00e9 tiempo podr\u00e1n ser recuperadas. El sector inmobiliario depende mucho de la <b>confianza que transmita el gobierno ante las pol\u00edticas econ\u00f3micas.<\/b><\/p>\n<p>A principios de 2019 con el auge de Juan Guid\u00f3, <b>el sector inmobiliario se revaloriz\u00f3 un 30%, <\/b>si bien el efecto dur\u00f3 poco. Fue una muestra de las fluctuaciones al que est\u00e1n sometidos los bienes ra\u00edces en Venezuela.<\/p>\n<p>Se necesitan pol\u00edticas que protejan a los inversores, mayor seguridad en las zonas, mayor rango de pr\u00e9stamos y confianza bancaria.
